Bright and cosy two-rooms apartment on the third floor in a strategic area of the city, well connected to main tourist attractions. The kitchenette is complete with dishes and appliances: kettle, oven, fridge/freezer, and microwave. The sleeping area consists of 1 bedroom with 1 double bed and 1 double sofa bed. The apartment is for non-smokers only and is provided with air conditioning, lift, hair dryer, iron and ironing board, toiletries, television, and wifi. The house is at your complete disposal and we've put care in every detail in order to welcome you in a clean and comfortable space, whether you're staying for business or just passing by to visit the city. You're welcome, take care of it!

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.

I understand your doubts, but we just can not offer a viewing. Not only because of the pandemic situation, it is also due to many requests in one room. It s great to hear that you also care a lot about who will live with you in the future. Our biggest wish is to find suitable members for our communities. When are the first payments due?
The deposit and the membership fee will be charged after you enter your payment details on our website. The rent is due only some days before your contract starts.

PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €3,50 a notte, per persona.

The sleeping area consists of  2 bedrooms with 1 double bed and 1 single bed
The house is non-smoking only and is equipped with air conditioning, wifi and washing machine.
The house is at your complete disposal and we've put care in every detail in order to welcome you in a clean and comfortable space, whether you're staying for business or just passing by to visit the city. You're welcome, take care of it!


RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; 

N.B. only for our properties located in Milan: for the bookings with check-in between March 13th and April 26th 2023, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 12th April and 23rd April 2023 included is not allowed. 

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €3,50 per person per night
