Oltre a godere di accesso autonomo e corte esclusiva.Al piano terra troverete una cantina di vini selezionati Angoris, una piccola cucina e un portico.Al primo piano c'è un ampio salone, una cucina comoda e completamente fornita di accessori, un piccolo bagno di servizio, un soggiorno, una sala da pranzo. La prima camera ha un terrazzo privato, un bagno con tutti i servizi e nel soppalco un letto matrimoniale o due letti singoli. La seconda camera ha un letto matrimoniale, una cabina armadio e un bagno con tutti i servizi.Al secondo piano troverete una lavanderia, due camere da letto (una matrimoniale e una con letto alla francese), due bagni con tutti i servizi e un piccolo soggiorno con divano letto.

CONDIZIONI DI AFFITTO:
Il prezzo mensile include le utenze di luce e gas fino ad un massimale. In caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. I dettagli verranno specificati sul contratto di affitto; i costi delle spese condominiali, Wi-Fi, acqua e spese di contratto sono inclusi nel casone mensile;

 
Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;Applichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;
PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €3,50 per persona per i primi 10 giorni di soggiorno.

The Palace is furnished in Baroque Venice style with unique pieces, precious materials, Murano glass chandeliers and vases, antique furniture and tipic Venetian floors. There also is an independent access and an exclusive courtyard.On the ground floor there is a wine cellar with a great selection from Angoris winery, a small kitchen and an arcade.On the first floor  you find a noble hall, a fully equipped kitchen with accessories, a small private bathroom, a living room and a dining room. First room has a terrace and a bathroom with all services. On the mezzanine floor you will find a double bed or two single beds. Second room has a double bed, a walk-in and a bathroom with all services.On the second floor you will find a laundry room, two bedrooms (one double and one with a French bed), two bathrooms with all services and a small living room with sofa bed.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;
We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
Check-in and check-out times will be specified once the booking is finalized. 
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €3,50 per person for the first 10 days.

The apartment has been recently renovated in a Modern Minimalistic Style. It is settled in a central street, Via Carducci, 50 metres away from the Pedestrian Area the begins from Piazza Donatori del Sangue, a few steps away from Piazza Ferretto.
In the surrounding area you can find anything you need: Supermarkets, the Public Library where many Students
gather to study, the Gym Centre John Reed, but also many restaurants, pubs and bars where young people go.
The street is also strategic for the use of public transports: The bus stop is in front of the building and there you can also catch the buses to go to Venice.

In Venice-Mestre, from the 1st of February, is available a place in a double room. 
 The apartment consists of: a double room, a single room, kitchen, bathroom, hallway and closet. 
 The apartment has been recently renovated and furnished. The kitchen is equipped with dishes (pots, plates, cutlery, etc.) and appliances (fridge, electric oven, microwave oven, hob gas). The double room is equipped with television. In the apartment there is the Wi-Fi, a washing machine, an iron and ironing board. The utilities of light, water and gas are already connected. 
 All the bills will be share with the other tenants that are Erasmus university students. 
 The flat is in front of a big supermarket called "Interspar". The apartment is located in a area served by public transport and full of parking lots and commercial activities, supermarkets and pharmacies. Given its location, the apartment is suitable for those who must move daily to Venice (workers and students) or in the backcountry like Treviso or Padova. The rental contract is valid for all the semester (for different necessity just ask). 
  
 The rent plus the condominium monthly service costs are fixed as € 369,00.  
 In this value are included: the central heating, elevator, ordinarily maintenance and staircase lighting. 
 The bills (water, electricity, cooking gas, waste tax, internet) are usually low and they vary according to consumption.
